Dave and Mary Jo Nelson bought their first KOA Campground in Northern Wisconsin in late 2000. We ran that campground for 6 years and sold it with the intent to retire. A little over a year later we decided that we missed the campers and the lifestyle of owning a campground. After searching we purchased the Cheyenne KOA Campground in 2008.


Several years ago our children, Lydia and Alex, and their families moved to the campground to take over the day to day operations of the campground.

Campground Operations


During our summer season, the campground store and registration area is open from 7 am until 9 pm. 


In the last several years the technological improvements in the KOA system have allowed most campers to make on-line reservations. The campground is literally full every single night in the summer time. Since all RV sites are pull thru and well marked we have had no need to escort guests to their site. 


Most of our guests, with the exception of Frontier Days, spend only 1 or 2 nights with us. Most guests travel more than 250 miles before arriving at our campground. 


This campground is open all year round. From October thru April we do accept monthlies at a fixed rate per month plus electricity. The store is only open about 3 hours per day in the winter months and the campground is very easy to operate. Most of the wintertime, no additional staff is hired.




Cheyenne KOA was designed and built by Kampgrounds of America, Inc. in the late 1990’s. This is a branded ‘Journey’ campground. This is a very easy campground to operate and very profitable. It is situated in the Southeast corner of the city limits of Cheyenne WY and has Interstate 80 frontage.

  • The campground sits on 11.14 acres, about 4 acres are undeveloped and may be used for campground expansion. 

  • The power has been brought in for future development in that area.

  • The campground water system is a deep well on site, and city sewer. City water is available for hook up, and a city fire hydrant is on the property.

  • The campground is serviced by natural gas.

On the property is:

  • 6 KOA Cabins with AC and fire rings 

  • 40 Long Pull Thru RV Sites with 50/30/20 amp service, most with sewer and cable

  • 1 Extra Large 50/30/20 Amp Sewer, Water & Electric Back In

  • 4 Pull Thru RV Sites with 30/20 amp service

  • 11 Tent Sites with 20 amp service, most have water on or near the site (several of these sites have also been used for tent trailers, pick up campers, etc. when needed) with fire rings

  • 10+ rustic tent sites

  • A Pavillion with 2 electric four burner stoves, a microwave, 3 sinks with hot & cold water, 2 raised charcoal grills and a group fire ring

  • Swimming Pool is heated and measures 16' X 48', it is heated with natural gas, it has a robotics for night time cleaning, no vacuuming needed

  • The main building is a newer log sided one story; it houses the store/registration, laundry, bathrooms, showers, family bathroom - the store also houses reach in coolers and freezers

  • There are three - 3 bedroom, 2 bath modular homes on the campground. Two modulars homes are only 3 years old.

  • The Workshop/Garage houses a great work area, a secure storage room & 3 automatic garage door openers to house 3 vehicles

  • 3 additional storage buildings are located behind the shop & a fenced outside storage area

  • A New Modern playground; 1/2 basketball court, horse shoe pit, and mini golf all free for customers

  • On site laundry open 24 hours a day with 4 washers, 1 large & 2 regular size gas dryers

  • Wi-Fi is available 24 hours to all campers; cell service is good for all carriers

  • Cable distrubution center is owned by the campground & is fed by local antenna & Directv



Cheyenne is a delightful place to live and has all the amenities desired, including: major grocery chains, 2 Walmarts, Sam’s Club, a shopping mall and many, many restaurants.


Cheyenne is in the southeast corner of Wyoming, just 9 miles from the border of Colorado and 95 miles from the Denver airport. It is also just 35 miles from the Nebraska border.


2 major highways intersect Cheyenne. Interstate 80 and Interstate 25. For travelers it is a prime stopping point for people traveling in any direction.
