What Next?

If this sounds like a business that you may be interested in and you have the money that it takes to complete the purchase. Here are the steps that we recommend.


  1. E-mail us under the contact link and we will send you a simple income and expense sheet based on the last 3 years financials.

  2. Set an appointment to visit the campground. The easiest airport to fly into is Denver and we are less than 2 hours from the airport to the campground.

  3. When you make an appointment, our son Alex Nelson, will be glad to give you the full tour and many, many more details. 

  4. If you decide to bring an RV and camp, please make sure that you make an advance reservation as we are full every night in the peak of the summer (and ‘no’ we will not comp your site so that you can come and ‘check us out’).

  5. Once you have decided to purchase the campground we will need an earnest money check of $50,000 made out to the title company. This earnest money will only be refunded if we cannot produce clear title, which we can, or if Kampgrounds of America, Inc. does not approve your purchase of this franchise.

  6. After the purchase agreement is signed you will need to fill out an application to KOA, Inc. for the franchise agreement. We believe the current fee for the franchise transfer is $7,500.

  7. There is a bank that works closely with financing for KOA Campgrounds. We will be glad to give you the information upon request.
